Hệ thống MEP tốn bao nhiêu chi phí trong tổng công trình?
Tùy loại công trình, MEP thường chiếm 30–50% tổng chi phí thi công hoàn thiện, đặc biệt với tòa nhà thông minh, nhà máy, bệnh viện hoặc trung tâm dữ liệu có yêu cầu cao về điện, nước, điều hòa.
Có thể thay đổi vị trí ổ điện, ống nước sau khi hoàn thiện không?
Khó và tốn chi phí lớn. Thường phải đục tường, tháo trần, gây ảnh hưởng đến thẩm mỹ và độ bền công trình. Vì vậy cần thiết kế MEP ngay từ đầu, theo nhu cầu sử dụng thực tế.
Có thể thi công MEP song song với xây trát không?
Không nên. Vì đường ống MEP (điện, nước, ống đồng máy lạnh...) phải âm tường, âm trần, nếu không triển khai đúng thời điểm sẽ phải đục lại – gây hư hỏng kết cấu hoặc tăng chi phí vật tư và nhân công.
Có cần bản vẽ 3D (Revit MEP) hay chỉ cần AutoCAD 2D là đủ?
- Với nhà dân, văn phòng nhỏ: bản vẽ AutoCAD 2D có thể đủ nếu đội thi công có kinh nghiệm.
- Với nhà máy, công trình phức tạp hoặc cần BIM phối hợp: Nên có bản vẽ Revit/BIM MEP để tránh xung đột với kết cấu, kiến trúc.
MEP và BMS có giống nhau không?
Không. MEP là hạ tầng kỹ thuật, còn BMS (Building Management System) là hệ thống điều khiển trung tâm, giúp giám sát và điều hành toàn bộ MEP thông qua phần mềm. MEP là "thân thể", BMS là "bộ não".
