Equipping a facility with a fire protection system helps limit the extent of damage by extinguishing or controlling the fire before it spreads. This is especially critical for businesses and manufacturing facilities, where a fire can lead to losses worth billions of VND.
Compliance with Legal Regulations
According to Vietnamese law, all construction works, factories, offices, and apartment buildings must be equipped with standard-compliant fire protection systems. Failure to comply may result in administrative penalties or even suspension of operations. Furthermore, businesses with complete fire protection systems can meet insurance requirements, helping to safeguard their interests in case of incidents.
Protecting the Environment and Community
Fires not only cause property damage but also have negative impacts on the environment and society. Large fires can release toxic smoke, polluting the air and affecting the health of nearby residents. Additionally, water and fire suppression chemicals may impact soil and water quality. Therefore, investing in a fire protection system not only ensures personal safety but also contributes to environmental and community protection.

TCVN 3890:2023: Specifies the equipment and arrangement of fire protection means for buildings, urban areas, and industrial zones. Applies to new constructions, renovations, or functional changes.
TCVN 6305 (series): Standards for automatic sprinkler systems, including:
Parts 1–11: Technical requirements for sprinklers, alarm valves, quick-opening devices, water mist heads, etc.
Part 7: ESFR (Early Suppression Fast Response) sprinklers for high fire-risk areas.
TCVN 5738:2001: Standards for automatic fire alarm systems, including smoke, heat, and flame detectors, and output devices.
TCVN 6160:1996: Fire protection standards for high-rise buildings, including requirements for escape routes and firefighting systems.
Scope: All production facilities, businesses, residential homes, and public buildings listed by the Government.
Mandatory Requirements:
Fire alarm systems connected to national database: Effective from July 1, 2025, especially for urban homes lacking sufficient firefighting infrastructure.
Safe electrical installations: Cooking areas and altars must be kept away from flammable materials; basic firefighting tools (e.g., fire extinguishers, hoses) must be readily available.
Firefighting and evacuation plans: Facilities must form internal FPFF teams and conduct regular drills.
General Requirements:
Electrical, lightning protection, and anti-static systems must meet safety standards.
Escape routes must be ≥1.2m wide, well-lit, and clearly marked.
Steel-frame, metal-roof factories:
Must have fire-spread prevention solutions (e.g., fire-resistant paint, firewalls).
Main structural components must withstand fire for at least 60 minutes.
Design approval: Required for factories with a volume of ≥3,000m³. Application must include a design explanation and fire safety compliance certificate.
Sprinklers: Activate when the temperature reaches 68°C (or 91°C in kitchens), with a spray radius of 2 meters.
FM-200/HFC-227ea systems: For spaces ≤1,500m³, safe for electronics.
CO₂ systems: Effective in machinery rooms, but require evacuation alerts before activation.
Foam systems: Forms a thick foam blanket to cut off oxygen—ideal for fuel depots, shopping centers.
Single-family homes:
Cooking and worship areas must be ≥1.5m away from flammable materials.
Installation of automatic smoke detectors is encouraged.
Mixed-use (home-business) residences:
Must have FPFF rules and separate escape routes.
Fire extinguishers of at least 4kg must be available.
Each facility must have written rules for:
Managing ignition sources and flammable materials.
Instructions for using firefighting equipment and escaping.
Prohibition of obstructing fire response teams.
Sample rulebook: Includes individual responsibilities, fire response procedures, and reward/penalty systems.
This system detects early signs of fire and immediately triggers an alert for timely response. It includes:
Smoke, heat, and flame detectors: Detect smoke, high temperatures, or sparks.
Fire alarm control panel: Processes signals from detectors and activates alarms.
Fire alarm bells and warning lights: Warn people in the area of danger.
Applications: Apartments, factories, shopping centers, offices, hospitals, etc.
Sprinkler systems are among the most common fire suppression solutions, operating by spraying water directly onto the fire zone. Components include:
Sprinkler heads: Automatically activate when ambient temperature rises.
Water piping and fire pumps.
Water storage tanks and control valves.
Applications: Warehouses, high-rise buildings, hotels, supermarkets, offices, etc.
Foam extinguishes fire by covering the surface of flammable liquids and cutting off the oxygen supply. The system includes:
Foam generators, foam solution, and distribution piping.
Nozzles or automatic foam discharge heads.
Applications: Chemical plants, fuel storage facilities, gas stations, areas with flammable liquids.
These systems extinguish fires by removing oxygen or absorbing heat, ideal for sensitive equipment as they leave no residue. Common gases:
CO₂: Suppresses fire by cooling and displacing oxygen.
FM-200, Novec 1230: Safe for humans, suitable for server rooms and data centers.
Applications: Server rooms, data centers, archives, critical document storage.
A fast, convenient solution for small fires. Easily accessible in key areas for initial fire response. Common types:
CO₂ extinguishers: Effective in enclosed spaces, leave no residue.
Powder extinguishers (ABC, BC): Suitable for various fire types.
Foam extinguishers: Used for flammable liquid fires.
Applications: Offices, homes, retail shops, small warehouses.

Fire Alarm Systems:
Conventional systems: More affordable (approx. 5–15 million VND), suitable for small-scale buildings.
Addressable systems: Higher cost (approx. 20–50 million VND), capable of pinpointing the exact fire location.
Fire Suppression Systems:
Sprinkler: 50–150 million VND (depending on scale).
Inert gas (FM-200, IG-541): 100–300 million VND (high cost due to gas cylinders and control valves).
Foam/CO₂ systems: 70–200 million VND (complex design requirements).
Area and number of floors:
Large buildings (e.g., malls, factories) require more detectors, piping, and valves → Higher costs.
Example: A sprinkler system for a 1,000m² factory can cost 100–200 million VND.
Architectural complexity:
High ceilings, many enclosed rooms, or underground areas → Extra materials and labor required.
Equipment quality:
Imported equipment costs more than Vietnamese/Chinese alternatives.
Piping materials:
Fire-resistant steel pipes > PVC pipes.
Accessories:
High-quality valves and couplings increase overall cost.
Safety standards:
Buildings that must comply with stringent standards (e.g., TCVN 6305, NFPA) require specialized materials and complex designs.
Approval and licensing fees:
Fire safety inspection and approval may cost 3–10 million VND, depending on the locality.
Smart systems:
IoT and AI-enabled monitoring increases cost by 20–30%.
Example: App-connected fire alarm system costs ~30–50 million VND.
Integration with other systems:
Connecting to HVAC, elevators, or electrical systems may require extra control modules.
Construction complexity:
Renovation projects require wall drilling and rework → Adds 15–25% to cost.
Example: Installing sprinklers in an old building: 70–120 million VND; in a new building: 50–100 million VND.
Labor:
Skilled technicians cost more (200,000–500,000 VND/day).
